A valid theory, but not enough info to test it. So far you basically have 2 adults that have problems, 1 very laid back/content (though author hints at resentment) adult, and 2 ignorantly happy kids. I don't remember if the house had any effect on the wheelchair guy, I don't think he stayed long enough. It's tough to make conclusions.

Also, there's no suggestions of the house playing on the past fears, it's just that this new thing brings out the inquisitiveness of Navidson that his wife doesn't like (because that means he'll leave again). Thus, their relationship is strained. Furthermore, if the house's effect was exacerbated by emotions, then it would pretty much crush anyone. Imagine if you found a random portal in your house, that would probably freak you out. Now, if by freaking out it got worse, it would just be a vicious cycle that nobody could survive.

The reason kids don't get freaked by this thing is because, like the book says, they haven't learned to fear paradoxes.

I read this book several years ago. It was a really slow read for me. All of the footnotes and such were distracting because I couldn't dismiss anything and had to read it all, which kept pulling me out of the story. There is a lot to absorb. I loved the story though, and thought it was really scary. I'm glad I waded through it, but it took me a while to finish.

Mark Z. Danielewski has said many times that House of Leaves will not be a movie.

In response to a question about whether his books will ever be movies he says,

I actually feel that if someone suggests that House of Leaves could or should be a movie, then I highly doubt that someone has actually read the book..
